The resort was built in 1901. The resort has 793 rooms, which are located on 21 storeys and are reachable by lift. Sustainabilty
The 117-year-old Moana Surfrider encompasses over 605,000 sf between the Banyan, Diamond Head and Tower wings on the shores of Waikiki Beach in Honolulu, Hawaii. Originally constructed in 1901, it now occupies a place on the National Historic Registry. The building includes guest rooms, a spa, event, retail and restaurant space, and a chapel. The decision to pursue certification under LEED for existing buildings was just one way the resort demonstrated their commitment to green facility operations and ongoing management, as well as sustainable building design and construction for tenant improvement projects. The project¹s initial goals included creating a healthy indoor environment for both guests and employees, potable water savings, and building energy efficiency. Codes have changed considerably over the years, which makes achievement of specific LEED-EB: O&M prerequisites especially difficult. While operating and maintaining an extremely high-use property such as this is challenging, seeking and earning certification is an exceptional undertaking and laudable achievement. The Moana Surfrider is heavily frequented by international guests with a wide variety of expectations and cultures, translating to considerable demands placed on the resort operators. To make sustainability a top priority is highly commendable, and shows deep commitment from the project team and the desire to be recognized as a high-performing building. To benefit guests, employees and the surrounding ocean ecosystem, least toxic pesticides and fertilizers are used by the grounds keeping staff. All landscaping waste is composted. Manual weeding, sweeping and equipment with low sound levels are utilized to prevent disruption to guests. Existing building commissioning identified no-to-low-cost improvements, including replacement of fluorescent, incandescent and gas lamps in public areas with LED lamps and fixtures. The results showed a lamp purchasing mercury average of 34 picograms/lumen-hour. Moana Surfrider updated guest room lavatories to have low-flow aerators, which saves almost 8 million gallons of water per year. The cooling tower's water makeup is sub-metered. 74% of cleaning products are Green Seal certified and contain recycled content. All food waste is composted to a local pig farmer, and back-of-house areas have dedicated recycling bins. Through plumbing, HVAC and lighting upgrades, the facility now exceeds current water and energy performance standards. As the building is primarily naturally ventilated, additional indoor air quality testing was conducted to demonstrate compliance with LEED's air quality standards. The resort currently has an ENERGY STAR score of 88, putting it in the top 12% of the most energy efficient hotel-type properties.
